PLAN A (Air Conditioner)
  • Clean condenser coil.
  • Test electrical connections for tightness.
  • Adjust system for optimum cooling.
  • Check for oil and refrigerant leaks.
  • Test safety devices.
  • Check blower belt wear, tension and alignment. (if applicable)
  • Test expansion valve and coil temperatures.
  • Clean or replace air filter.
  • Test refrigerant level.
  • Check condensate drain.
  • Lubricate as needed.
PLAN B (Gas Furnace)
  • Clean and adjust automatic controls.
  • Clean burners,
  • Adjust combustion for optimum fuel efficiency.
  • Test for combustion leaks.
  • Test safety shutoff devices.
  • Check blower belt wear, tension and alignment. (if applicable)
  • Clean or replace air filter.
  • Replace humidifier media at fall inspection.
  • Check flue for satisfactory operation,
PLAN C (Electric Furnace)
  • Clean and test automatic controls.
  • Check all wiring for loose connections and condition of insulation.
  • Check supply voltage.
  • Check amperage draw.
  • Lubricate as needed.
  • Check blower belt wear, tension, and alignment. (if applicable)
  • Clean or replace air filter.
  • Replace humidifier media at fall inspection .
PLAN D (Heat Pump)
  • Lubricate as needed.
  • Test defrost cycle and reversing valve operation. Adjust air volume for maximum efficiency.
  • Test safety devices and electrical connections for tightness.
  • Check blower belt wear, tension and alignment. (if applicable)
  • Check for oil and refrigerant leaks.
  • Test electrical controls for proper operation.
  • Check refrigerant level.
  • Check refrigerant controls and coil temperature for maximum efficiency.
  • Clean or replace air filter.
  • Check condensate drain .

PLAN E
(Combination)
  • Combine Plan "A" with any other plan, "B" through "D".
  • Two seasonal inspections, and cleanings per year, to insure year round comfort and reliability.

AIR CONDITIONING MAINTENANCE AND SAFETY CHECK
  • Install gauges and check
    operating pressures.
  • Check voltage and amperage
    to all motors with meter.
  • Check for adequate refrigerant 
    charge and possible leaks.
  • Check evaporator coil.
  • Lubricate all moving parts.
  • Check belt and adjust tension.
  • Check filters,
  • Check pressure switch cut-out settings.
  • Check start capacitor and
    potential relay. (if applicable)
  • Check compressor contactor.
  • Check all wiring and
    connections.
  • Check and adjust thermostat.
  • Clean condensing coil.
  • Check that condensate
    drain is open. 

F URNACE MAINTENANCE AND SAFETY CHECK
  • Check and adjust thermostat.
  • Clean and adjust all safety controls.
  • Clean burners and controls.
  • Clean and adjust pilot assembly.
    a) check standing pilot 
    b) check electronic ignition controls 
  • Adjust burner for efficiency.
  • Check for gas leaks in furnace.
  • Lubricate moving parts.
  • Check belt and adjust tension.
  • Check filters and change if necessary. 
  • Check vent pipe and draft diverter. 
  • Test fan control.
  • Test manifold pressure.
  • Test furnace for cracked heat exchanger. 
  • Test temperature rise.
  • Test complete furnace cycle.
